The separation and conversion of a 100 year-old, 5-story, waterfront warehouse into market-rate offices in Brooklyn’s Greenpoint neighborhood required extensive analysis of building construction, codes and zoning. The analyses allowed P+FC to add another floor to the structure and create pedestrian access to the waterfront. The program of uses and proposed layouts for each floor were the result of a Masterplan for the site prepared by P+FC that suggested rental office space for design related firms and other uses ancillary to the existing on-site manufacturing. The original heavy timber frame and exterior masonry bearing walls were left intact and complimented by the use of lightweight metal and glass materials for sheathing a new top floor and fire stair enclosures. P+FC also took advantage of the building’s unique location just off the East River, opposite the United Nations, by providing an array of solar collectors on the roof to supplement electric demand and introducing a signage and exterior lighting system visible from Manhattan.
